Today I was talking to the manager at the independent shop I have been using for the past seven years (after my CPO Warranty and Extended Maintenance plans expired). I mentioned your issue and he said they charge about $5,000 for that job.
My car has 220,000 miles and I have not had that procedure done. He said it is partly due to the fact that I change my oil every 7,000 miles versus the "manufacturer's recommended" 15,000 miles.

How often do you change your oil. I have done some research and the steam seal is a fix but not as common as to replacing O2 sensors, CCV, checking the injector seals or vacuum leak. Being that you are limited with tools I would take it in for a second opinion to an Indy. This could be something simple to the average DIYer doing the tests in there garage but you being mechanically challenged (not having the tools) this could be difficult and the easiest thing is going Indy. I asked about the oil change interval because it seems that owners with longer intervals are having the steam seal issue due to contaminates.
. I feel horrible about the car, i don't know what to get and how I am going to sell it and how much? Do you guys think it does worth 7 to 9,000 ?

. I will not be able to afford this much even with the $1000 less in my area!! I am afraid it's time to say goodbye

It's a bad feeling to sell a beautiful piece of car like this because of an issue that was never on my list of expectation

I have checked the ccv (orange rubber thing) and they were totally fine ! So, what else could go wrong other than the valve seal ?

I did some research and came across this. It sounds a lot like the issue you are having. I would pull the plug to see if you are having an issue with this.

My next step is, what do you think my car is worth and if i am selling it, what should i say to the buyer to make sure he knows what to expect ?

Well I have a 2005 545 (N62) with 330K kms (203K mi) and I have absolutely no signs of seal problems. Change oil between 6000 and 10000 miles and use maybe 1 litre between changes. The car is 6MT and I use it as it was designed - IOW - mostly highway and suburban travel, about 30k kms/yr now.
