Today I was talking to the manager at the independent shop I have been using for the past seven years (after my CPO Warranty and Extended Maintenance plans expired). I mentioned your issue and he said they charge about $5,000 for that job.

My car has 220,000 miles and I have not had that procedure done. He said it is partly due to the fact that I change my oil every 7,000 miles versus the "manufacturer's recommended" 15,000 miles.

This could be something simple to the average DIYer doing the tests in there garage but you being mechanically challenged (not having the tools) this could be difficult and the easiest thing is going Indy. I asked about the oil change interval because it seems that owners with longer intervals are having the steam seal issue due to contaminates.
I would say every 10 to 12,000 miles i change it. I have a feeling of guilt if i just keep the oil for longer period of time in my car . I feel horrible about the car, i don't know what to get and how I am going to sell it and how much? Do you guys think it does worth 7 to 9,000 ?

I will not be able to afford this much even with the $1000 less in my area!! I am afraid it's time to say goodbye

It's a bad feeling to sell a beautiful piece of car like this because of an issue that was never on my list of expectation

Again, if the smoking is not that serious (which it doesn't seem) and you don't have an emission inspection coming up, delay the repair until you have the money or you know what the real issue is. This might not be an exhaust seal problem.

I think they are right about the valve seal because 2 months ago i did the valve cover gasket with other studs for $3000 and now it's asking for $4000 ??
I have checked the ccv (orange rubber thing) and they were totally fine ! So, what else could go wrong other than the valve seal ?

I did some research and came across this. It sounds a lot like the issue you are having. I would pull the plug to see if you are having an issue with this.

eccentric shaft sensor

some of the symptoms is similar to what i have but I think it's clearly the valve seal guide because today the system is calling for a 1L top off for the engine which means the engine is leaking oil obviously !!

My next step is, what do you think my car is worth and if i am selling it, what should i say to the buyer to make sure he knows what to expect ?

That has to be a new mileage record for an N62 that hasn't had the stems replaced yet! I've changed my oil every 7k or less since 35k miles (except currently where I'm at 9.5k....busy and lots of road trips) and I'm at 145k with no smoke. Losing oil somewhere though as I've had to top up for the first time between changes this time before I hit 7k miles. My brother in law just got the bad news that his '08 750i will need new stem seals at only 80k miles...it's a road car and rarely driven, so wondering if his just dried out from lack of lubrication/use?

Well I have a 2005 545 (N62) with 330K kms (203K mi) and I have absolutely no signs of seal problems. Change oil between 6000 and 10000 miles and use maybe 1 litre between changes. The car is 6MT and I use it as it was designed - IOW - mostly highway and suburban travel, about 30k kms/yr now.
