Wheel fitment: 18x9.5 18x10.5

My Ride: E60 N54, F10 N55, 2002
I have a friend who is selling a set of wheels. I am not much into rim stuff, but I am looking to loose some of the soccer-mom look that my sport 535 has. I plan to test fit of course, but the rubber he has on it right now is not coming with the wheels, so I can change the rubber size to fit..

18x9.5 et 22 275/35
19x10.5 et 27 295/30
I did the math and it looks like from my stock sport setup (18x8-20/18x9-32)
The front rim will be 21.25mm farther in and farther 17.25mm out
The rear rim will be 14.25mm farther in and farther 24.25mm out
If these do not fit when I test fit them, can I assume its because of the size of the rubber, or even if I went to something more like 245/40-275-35 will I still have rubbing? I dont mind rolling the fenders or getting spacers, if need be.
As I stated Im not much of a rim guy, so if these wont fit, I probably wont pursue a different rim. Im only considering it since it is someone I know and local.
