How to replace deformed rear door seals

2004 525i, 43K miles, out of warranty. I noticed the door seals on BOTH rear doors are deformed. It is the lower end of seal with felt on top coming off the metal frame it is attached to. I can still close the door, but a peiece of the rubber will be flipping outwards and gets caught by the door. The closing of the door now sounds like a cheap car.

I am thinking to try to install this door seal if I know how to take it a part. If that does not solve it, I will need to buy two set of rear door seals. In any case, will need DYI instructions on how to take the old one out, and how to install it. Any pointer is appreciated!

I'd appreciate somebody can help point to where I may find DIY instructions.

Also, do you know the exact name of the rubber seal running along the top edge of the doors? It has the felt material on top facing upward.

I tried to search for this on some online parts store, but can't find any. I must have used the wrong names.

I found how to do it at following link. But does anybody know the exact name of the part so I cna order online? I tried Window Trim Strip, Window Seal, Rubber Seal etc. but none came up in my search.
