My Ride: 2005 525i - mo mods...just got it
New or used
So I know I want a F10, just can't decide new or used. Lease seems to be a waste of money, used seems to be most value, but can't find what I really want.
2011 535i in white with m package with oyster black would be perfect for me.

If 2 year old car is perfect for you -- you've already answered your question: used. You likely can't buy or lease a 2011 535i with 0 miles on it. ;-)
Lease is not necessarily a waste of money. It really boils down to the money factor, your plans for the car, and if the terms/mileage/etc are optimal. Going new obvioiusly has the advantages of being with the car from start to finish and being able to order/find *exactly* what you want a bit easier.
