Creaking from top of tailgate

I have a creaking coming from the top of the tailgate when it is shut (while moving) or just as it is shutting. I'm guessing it's the rubber seal along the top edge on the roof and when the tailgate meets it it is creaking. Worse over rough roads.
Question is - what's the cure? Do I need a new seal or can I put something like Autoglym Bumper Care on it?

Try to lubricate the 2 black round rubber units above the tail lights, it works for mine.

At last I've found what's creaking when on the move (had the creaking when shutting tailgate fixed). It's the load cover. I tried driving with the cover retracted but that made no difference so in the end I just took it out all together and the noise went away!
Trouble is, now I've got to find out why and how to stop it.
Any ideas would be much appreciated.
