Is this 2010 M5 Lease Deal to good to be true?

Hi Guys:
A company called VIP Auto Group is advertising a 2010 M5 lease deal that seems way to good to be true.

I would never put that much money down on a lease, but there's no way this can be real, right?

It might be possible...they want $12K down, so you are basically just buying down the payment by $333.34/month to $747/month, with no money down the payment should be around $1080.34/month

Any monthly lease payment is possible with enough of a downpayment on a lease. But I would never put one cent down on a lease -- let alone $12K. If your car is totaled or stolen, you generally lose all of the money you put down. And lease downpayments do not reduce the total cost of the lease anyway, rather, they just front load the money into the beginning of the lease.
In any event, even without the downpayment issue, a lease payment on a brand new 2010 M5 of less than $1,110 sounds too good to be true.

Here are the current money factor and residual numbers for the 2010 BMW M5 Sedan:
24 Month ? Residual 59% of MSRP ? .00230 Base Rate
36 Month ? Residual 55% of MSRP ? .00230 Base Rate
48 Month ? Residual 29% of MSRP ? .00245 Base Rate
60 Month ? Residual 23% of MSRP ? .00245 Base Rate

Can anyone else comment about how these numbers look way off, compared to what 2010 M5's are leasing for these days?

they actually seem quite reasonable with money being so cheap. Its a matter of preference, but there is no great risk in putting money down on a lease vs loan. NONE. You are borrowing and financing in either case, so putting down more will make a smaller payment. I dont know why you think $1100 is unreal, i pay way less for my M, and I know many, many owners that have payments under $1K...and considering M5s are no longer in production, this seems like a great deal for the best M5 that BMW will ever offer
