I have a 2008 535i which is leased and I am thinking about installing the PES chip which should increase HP to around 365 and TQ to about 400. Do any of you have this software? Is so, thoughts? Also, should I be concerned about installing this on a leased car that I have no intention of buying?
(PS... I got the software for free)

SSTT is the way to go. It is the easiest install and gives you the ablity to take it out anytime you want. The PES is not one I have heard of to be honest.
