Guys,

buying a 5 year old home and want to finish the car garage's floor. I'm looking for any comments on the durability of epoxy coatings professionally done over other coatings like SpartaFlex. If you've done it, would you do it again? How long has it lasted? Have you had any problems?

Also, if you are in the San Diego area and know of someone who did a good install on someones garage let me know, thanks.

I would just lay some nice, coin or diamond, custom cut mats that fit the entire square footage of your garage(s). The epoxy on my garage needs to be redone. It's very costly and I need to have all my cars out of the garage for 7-10 days for the entire job to be complete. The mats are easy to clean, look great and can be pulled outside the garage when you want to clean them and have them look like new. It's also a much cheaper solution.

I did mine one year ago with a product 100% epoxy. You must make sure it is 100% epoxy. I am very satisfied so far.

i did mine also over a year ago. when you work on your cars on your garage, its so easy to clean any mess. make sure its 100% epoxy. got mine from lowes. no need for costly labor. i did mine with my brother in just one day. it is true though that it takes a while (like 5 days) for it to be 100% cured. i would suggest you mix the epoxy with a little bit of non slip granules, also available at lowes, coz if theres a little bit of water on the floor, it makes it really really really slippery. dont ask me how i know!

preperation is key to the epoxy lasting. the floor has to be cleaned and etched.

Did it to my new construction house.

We live in southeast, Wisconsin so lots of snow, sand, crap, salt, goop, slop and crap. The "next gen epoxy" they put in has held up well for the three years we've been here. They added what I believe they called "shark bite" which is a little aggregate to give the floor some grip when it's wet - which it is often. In our insulated and drywalled garage, we have a garage heater and hot and cold running water. I have the boys over for "wax on/wax off" night a few times each fall and winter to get the crap off our car (and down a few cold ones) so the floor gets a year round workout. Biggest PLUS's in my book - how bright the garage is and how clean the inside of the house stays because we're not tracking crap into the house nearly as much. It converts your garage into another living space so when we have parties or a bunch of my son's friends over, you have your party, hang out outside or in the garage, and then just hose it out the next day and it's good as new.

Highly recommended, whatever path you chose. I recommend going with a light gray just for brightness.
