Deposits - are they always refundable in CA?

There are lots of posts on this board indicating that CA deposits are refundable
...and a few posts that say something like "unless you sign a special contract for a non-refundable deposit".
Can anyone provide more specifics - for example the CA code sections or Web sites that cover this in more detail; examples of contract language that makes a deposit non-refundable, etc?
